The following items are typically not covered as part of a general home inspection, but may be available by ordering additional services:

• Pest inspections: Termites and wood-boring insects (separate service, though we do look for signs and call them out)

• Radon testing: Requires separate 48-72 hour test

• Mold testing: Inspectors note visible mold but don’t test; laboratory analysis is required for confirmation

• Sewer scope inspection: Camera inspection of sewer lines

• Well and septic system testing: For rural properties, requires separate service. Well testing is a 2-hour test that can save you thousands (replacement pumps easily exceed $4,000)

• Pool and spa detailed inspection: Requires separate service

• Environmental hazards: Asbestos and lead paint testing

• Structural engineering analysis: For major concerns
