It depends on the size of the home, but it takes about 3-4 hours for most homes.
While it’s not required for you to be present during the inspection, it’s highly recommended. What works best for everyone is if you can attend for the last 30 minutes of the scheduled inspection time.
This way, the inspector can follow the process of inspecting the home without distraction while creating the report. If you are present during the entirety of the inspection and engaging the inspector, this creates an opportunity for the inspector to miss things or not evaluate them thoroughly.
Simply put, it’s best to let the inspector do the job they’ve been hired for, then they can present the findings in a cohesive manner in the last 30 minutes. This also gives us a chance to show you in person issues documented in the report. We want to ensure you understand what the report says and be able to ask questions.
