Coverage applies to primary residences only, items that were inspected, operational at time of inspection, and failed within the coverage period due to a defect that existed at the time of inspection. The Premium Plan has a maximum aggregate limit of $3,000 per client across all claims. Individual items have specific coverage caps as listed above. Excludes pre-existing conditions noted in the inspection report, items outside InterNACHI’s Standards of Practice, cosmetic issues, normal wear and tear, and homes vacant for more than 30 days. This is not a home warranty or insurance policy.

If your participating InterNACHI® Certified Professional Inspector® missed a material defect that was present during the inspection and should have been identified according to InterNACHI’s Residential Standards of Practice, InterNACHI will buy back your home at the original purchase price.

Excluded from Buy-Back: Material defects that developed after the inspection, items not required to be inspected per InterNACHI Standards of Practice, issues that were disclosed in the inspection report, homes that have decreased in market value since purchase, investment properties, vacation homes, rental properties, homes not listed with a licensed real estate agent, and situations where HOA approval cannot be obtained.

Making a Buy-Back Claim

To initiate a buy-back claim, submit a written or electronic request to InterNACHI at buyback@internachi.org within 90 days of closing. Include documentation of the defect, your original inspection report, and proof of the issue. InterNACHI will investigate the claim, may hire an independent appraiser to verify the property value, and will work with you through the process. You are responsible for applicable real estate fees and commissions.
