CONSTRUCTION PHASE INSPECTION
Pre-Drywall | Rough-In | Phase 2
This home inspection goes by multiple names. The key to understanding this inspection is the point in time during a construction project when it happens. A Pre-Drywall or Phase 2 Inspection occurs after the framing has been completed, after the wiring, plumbing and major systems (HVAC) have been ‘roughed in’ and BEFORE the drywall goes up. Once the drywall goes up, the opportunity for this inspection has been missed along with the chance to identify and correct any defects.
In our opinion, this may be the most critical inspection a house is given, as this is the LAST chance to identify and correct a lot of issues before they become an issue. The house may have passed the local code inspection, but will it pass a Tech Inspect, Inspection?
We are on the lookout for defects such as:
- Missing Strike plates on studs meant to protect electrical wiring and pipes. If a plate is missing, then a drywall screw could easily nick a wire or puncture a pipe, leading to bigger issues down the road.
- Missing window flashing leading to future moisture intrusion problems around windows
- Improperly notched or bored support beams, leading to a weakened structure
- Missing or loose joist hangers
- Damaged sub flooring
- And many more.
