Buying or selling a home can be a stressful experience, but we’re here to ensure you know what to expect during your home inspection.

While it’s not required for you to be present during the inspection, it’s highly recommended. What works best for everyone is if you can attend for the last 30 minutes of the scheduled inspection time. This way, the inspector can follow the process of inspecting the home without distraction while creating the report. If you are present during the entirety of the inspection and engaging the inspector, then this creates an opportunity for the inspector to miss things or not evaluate them thoroughly. Simply put, it’s best to let the inspector do the job they’ve been hired for, then they can present the findings in a cohesive manner in the last 30 minutes.  This also gives us a chance to show you in person, issues documented in the report. We want to ensure you understand what the report says and be able to ask questions, so taking the time and giving you our undivided attention is key, and that works best if it occurs in the last portion of the inspection window.

When it’s safe to do so, yes, we will climb the roof. If the roof is too steep, slick or made of a material that is not safe to walk on (e.g. metal roofs), weather permitting, we will use our drone to inspect the roof to ensure that we are giving you the best inspection possible. At all times we will follow the standards of practice for each inspection when it comes to the roof.

I have SupraKey access, just like licensed Realtors, allowing me to access properties with a blue Supra lockbox. If the a SupraKey is not being used, then other arrangements will need to be made with the agents.

Our online scheduling tool shows our real-time availability. We are typically booking 7-10 days in advance with our calendar updated up to a month out. Cancellations do occur, so slots may open up unexpectedly.

When you schedule an inspection with us, you will be provided with a link to sign the inspection agreement and submit payment. We require payment before we will release the inspection report.

We accept Cash or Card payments through the provided link or at the time of the inspection. We do NOT accept checks (no exceptions). Full payment MUST be made before the inspector reviews any aspects of the inspection with you.

Most of our inspection reports are delivered and made available as soon as we complete the inspection. For reports that require a bit of research to give you the best report, we’ll have those delivered within 24 hours of completing the inspection.
