A buyer's inspection is a crucial step in the homebuying process. It provides a comprehensive assessment of the property's condition, uncovering any hidden issues that could impact your future enjoyment and finances. This valuable information empowers you to make informed decisions about the home. With a clear understanding of potential problems, you can avoid costly surprises down the road and ensure you're investing in a property that meets your needs and budget.
Take charge of your home sale with a pre-listing inspection. This professional assessment reveals the property's condition upfront, allowing you to address any potential issues before listing. By proactively addressing repairs, you can strengthen your negotiating position, attract serious buyers faster, and potentially sell your home for a higher price. These are scheduled at your convenience rather than having to accommodate the buyer or agent. The reports will be made available on fetchreport.com so that it can be shared with buyers and agents.
Building a new home is an exciting journey, but even brand-new construction can have hidden issues. Once the drywall goes up, your view of the home’s ‘bones’ disappears, and so does your opportunity to catch mistakes that could cost you thousands in future repairs.
This inspection takes place after the major systems are installed but before drywall is applied. This is your one chance to see what is behind the walls – framing, plumbing, electrical HVAC and more – all of which need to be precise and properly installed to ensure the long-term quality and safety of your home.
We’ll provide you with a detailed report of any issues identified that can be presented to the builder before the drywall goes up and construction is completed.
Don’t skip this critical inspection. Let us help you build your dream home with confidence.
An 11-month warranty inspection, performed close to the one-year mark of a new home purchase, is a comprehensive assessment and report of the home's systems and components before the builder's warranty expires. It aims to identify potential issues that might be covered under the warranty, allowing the homeowner to get them addressed by the builder before the warranty period ends.
Many issues, like leaks, cracks, or appliance malfunctions, may not be immediately obvious and might develop over time as the house settles or undergoes seasonal changes.
Knowing that potential problems have been identified and addressed before they become major issues provides peace of mind for the homeowner.
This inspection is offered as a stand-alone service or as an add on to a residential inspection. Ensure your pool, spa or hot tub are in proper working order. They are for relaxation and shouldn’t cause a headache. Let us give peace of mind by performing a visual inspection of your pool or hot tub and equipment.
Think you might have a leaking pipe? Or did you just notice a water spot in the upstairs bedroom after the last rain?
Then call Tech Inspect before you start cutting open the drywall!
Let us use our specialized tools to “see through the walls” and locate moisture problems before they become major issues!
During this inspection, we will use infrared imaging, a moisture meter and our proven process to map out the target area and create a detailed report for you that can be shared with contractors.
We hope we don’t find anything wrong, but it’s better to be safe than sorry!
*This service supports interior finished living spaces only (i.e. drywalled spaces).
Base price includes inspection of 2 “Spots” within the home’s interior. Each additional Spot to be inspected is $25 and an extra 20 minutes of time.
IMPORTANT: If you suspect that the water is coming into the house from the outside, try to schedule the inspection as close as possible after a heavy rain. This gives us the best chance of finding moisture before things have a chance to ‘dry out’.
