Why St. Charles, Franklin, Warren & Lincoln County buyers choose Tech Inspect
Buying or selling a home is a big deal, and you deserve an inspector who treats you like a partner, not just a client. One inspection a day, about 60 findings documented per home, drone and thermal imaging as standard, and a report you'll still use years after move-in. That's what Tech Inspect Home Services is built to deliver.

More than an inspector — your home consultant
You're juggling offers, negotiations, and deadlines, and the inspection is the step buyers feel least prepared for. We take the time to walk you through what we're finding, explain what it means for your life in this home, and hand you a report you'll still find useful two years after move-in — not one that collects digital dust in your inbox.
Who We Help
10 reasons to hire Tech Inspect Home Services
The details that separate a thorough, useful inspection from a rushed checklist.
01
One inspection per day
You and your home are the only focus on inspection day, so you get 100% of the inspector's attention.
02
Thorough inspections
We document everything. The current average is about 60 findings per home, then we tell you which few actually matter.
03
End-of-inspection review
Attend the end-of-inspection review, or get a follow-up call. You and your agent can book more time on the calendar.
04
More time on site
Inspections average 3.5 hours on site, and we hold up to 5 hours open so nothing gets rushed.
05
Advanced tech as standard
Drones, thermal cameras, and modern reporting software on every inspection. These are standard protocol, not paid upgrades.
06
Recommendations included
Reported defects come with recommended contractors, how-to links, product links, and exactly what a contractor should look at.
07
Negotiation support
We help you and your agent prioritize the report, so you know what to ask for and what needs fixing now.
08
Repair request builder
Built-in report features let you create streamlined repair requests with narrative and photos during negotiations.
09
Scheduling that works
Evening and weekend availability, fast response times, and a Pay-at-Close option so the inspection never comes out of pocket first.
10
A report you'll reuse
Your report includes resources to maintain the home and plan for big-ticket items for years after move-in.

He did amazing work and was very thorough! He was friendly and considerate of everything in our home and took the time afterward to discuss some of the major issues. Thank you so much, we really appreciate you!

★★★★★
Sean was extremely thorough in his inspection and answered all of my questions as we reviewed the report. He also offered advice and recommendations for repairs to items he found. Overall, a great experience.
Noah Smith, MO
★★★★★
I was considering a very old home to fix up, but Sean saved my bacon. Would have had to drop at least $20k before it was safe to live in. Great communication, realistic expectations, and affordable cost are the name of the game with this company!

Our Core Values
Transparency
Transparent, no-haggle prices and no hidden fees. We clearly state what is covered and what is not, so there's no guessing.
Honesty
Clear, honest guidance. If I don't know the answer, I'll tell you, then find out and follow up, even if it takes a day or two.
Integrity
Unbiased reporting and inspections. I separate facts from opinions, do what I say I'll do, and give you the best service possible.
Qualifications
Meet Sean Struckmeyer, owner and lead inspector.
Every inspection at Tech Inspect Home Services is performed personally by Sean Struckmeyer, a Certified Professional Inspector (CPI) through the International Association of Certified Home Inspectors (InterNACHI), credential NACHI25032103. Sean is also an FAA Part 107 licensed drone pilot and a certified radon and mold tester through the Indoor Air Consultants (IAC2), so the drone footage, thermal imaging, and testing on your report come from one trained professional — not a subcontractor.
Sean's training runs deep across the systems that matter most in Missouri homes: advanced roof, electrical, plumbing, crawlspace, attic and ventilation, four-point, wood-destroying-organism (termite), well, and thermal imaging inspections, plus solar panel testing. He inspects one home per day so your property gets his full focus, averages 3.5 hours on site, and stands behind his work through the InterNACHI "We'll Buy Your Home Back" Guarantee.
