Seeing a suspicious spot, or smelling something musty, doesn't tell you what you're dealing with. Professional surface sampling does. We collect samples from the areas of concern and send them to a certified St. Louis laboratory, so your answer comes from lab science, not guesswork.
Every mold sampling service includes 4 samples at one price. Mold rarely shows up in just one spot, and four samples give us the flexibility to test multiple areas or surfaces in the same visit while providing the best cost-to-value for you. We've intentionally, kept the pricing as low as we can while managing lab fee's and shipping costs. When we identify, something, that should be tested during a home inspection, we don't want testing fee's to be a barrier to you getting answers. Additional samples beyond four can be added for a per-sample fee.

FHA/VA Well Water Testing
Buying a home with a private well on an FHA or VA loan? Your lender will require a water test from the well before closing. FHA and VA guidelines call for the water to be sampled correctly, analyzed by a qualified laboratory, and shown to meet safe drinking water standards — and the sample must be collected by a disinterested third party, not the buyer or seller.
That's where we come in. We collect the samples using a purpose-built FHA/VA water testing kit with clearly labeled, contamination-resistant containers, so your samples arrive lab-ready the first time — no rework, no delayed closing.
To keep the cost down, water samples are sent to a specialized out-of-area laboratory rather than a premium local lab — same certified analysis, lower price for you.

Thermal Imaging
Infrared thermal imaging reveals what walls hide — temperature differences that point to moisture, missing insulation, air leaks, and overheating electrical components — without opening a single wall. It's included with every complete home inspection, and it's also available as a standalone service when you have a specific question about your home.
The standalone thermal service is a flexible, limited-scope investigation: you tell us what's worrying you — a stain, a smell, a cold room, a mystery leak — and we agree on what to look at and how. It's a smaller, less expensive visit than a full InterNACHI-standard home inspection, but it follows the same rules: a visual, non-invasive evaluation using tools like our thermal camera and moisture meters, documented in a written report of findings.
