1. We work for you.
When you hire Tech Inspect, you are our client. Our job is to guide you through this phase of the transaction with a clear, accurate picture of the home, so you can make a confident decision on a tight timeline. What lands in your report is simply what the home tells us: nothing softened, nothing exaggerated, nothing shaped to make a deal easier for someone else. No one in the transaction has any financial say over our findings, and that independence is exactly what makes your report worth relying on.
Being independent doesn't mean working against your real estate agent. It means working honestly for you, alongside them. A good agent wants the very same thing you do — a thorough, straight inspection so you can move forward with your eyes open. So we treat your agent as part of your team: we share the report, answer their questions, and invite them to join your end-of-inspection review or a follow-up call so everyone on your side is working from the same facts. You or your agent can schedule additional follow-ups with us anytime, using the link included with your report.
2. The technology is in the name — and it's included. Thermal imaging comes standard on every complete home inspection at no extra charge. It finds what a flashlight can't: moisture intrusion, missing insulation, air leaks, and electrical hot spots — before they become visible damage. When a roof is steep or unsafe to walk, our licensed drone captures it up close, also at no extra charge. Most inspectors either don't carry these tools or charge extra for them. We use the drone as another tool, to support doing our job and ultimately you. We don't simply disclaim the roof, because it was too steep or inspect it from the ground only.
3. More time on site. Our inspections average 3.5 to 4 hours on site — and we hold up to 5 hours open in case a home needs it. That's the time it takes to actually test systems, get into the details, and talk through what we find with you. It isn't a 90-minute walkthrough. We take this a step further and only schedule one inspection a day, that way we can focus on your inspection and only your inspection.
4. Thorough, never alarmist. We document everything — our current average is about 60 findings per home. But we don't just dump a list on you. We separate routine maintenance items from minor defects from the things that need attention now, and we explain why each one matters. If something's wrong, we're clear about it — in the right context, so you know what to do next.
5. Reports you can actually use. You get an industry-leading report packed with photos, video, diagrams, and clear next steps — organized so you instantly see what matters most. No 50-page wall of jargon that doesn't tell you what's actually wrong. Our reports are built to inform, educate, support your negotiations, and give you a maintenance blueprint for the home. Most reports are delivered immediately after the inspection; the rest arrive within 24 hours, viewable on any device.

We highly recommend you compare the style, delivery format and layout of our reports against other inspectors. The report is the deliverable you're paying for that documents the inspection and what you'll use to maintain your home.
6. Support before, during, and after. You're welcome to walk the whole inspection with us, or attend for a in-person review in the last 30 minutes and ask anything — it's the best piece education you'll get on how your home works. Can't make it? We'll do a follow-up call to walk you through the report. And you (or your agent) can schedule additional follow-up meetings anytime using a google meet link that comes with your report.
WHAT WE INSPECT — SYSTEM BY SYSTEM
A complete inspection evaluates every visible, accessible major system, roof to foundation, per InterNACHI Standards of Practice:

Roof: Coverings, flashings, vents, gutters, and chimney exterior — walked when safe, droned when not.

Exterior: Siding, soffits, fascia, downspouts, windows, doors, grading, and drainage around the structure.

Foundation & structure: Cracks, settling, water entry, posts, beams, and floor framing — with thermal imaging to check for hidden moisture.

Electrical: Service panels, breakers, grounding, and visible wiring — with thermal imaging to catch overheating connections.

Heating & cooling: Age, operation, and heat/cool delivery of the HVAC systems.

Plumbing: Water heater, visible supply and waste lines, and fixtures run at the sinks, tubs, and hose bibs.

*Radon Home SIze Pricing Adjustment: An important consideration for Radon testing is the home size. To comply with the AARST radon testing standards, (3.1.3), Each level being tested that exceeds 2,000 sq. ft, requires an additional radon monitor. To provide multiple units, we charge $200 as an add-on service and $250 as a stand-alone. A $50 savings when bundled with a complete home inspection. If there's a need to run 3+ monitors on a home, give us a call, and we'll work with you on pricing.

WHAT'S PROTECTED AFTER YOU CLOSE
This is the part most buyers have never heard of. Every buyer's home inspection we perform includes two protection programs — automatically, at no extra cost. No paperwork, no application, no fee. Your coverage documentation comes with your report.
The Home Warranty Program. Covers unexpected repairs — things like A/C or plumbing issues — for 90 days after closing, with up to $3,000 in repair coverage. Move in, have a system fail on you, and this program helps cover the cost. It's included at no charge.
The InterNACHI Buy-Back Guarantee. If a material defect covered under InterNACHI Standards of Practice is missed, InterNACHI will buy your home back at the full asking price. It's the national backstop on the single worst-case scenario in buying a home.
